Residence Fees/Expenses

Metered utility charges and other residence fees will be billed to all Owners monthly.* 

If renting through The Crane or using The Crane’s property management services, The Crane will perform all functions that are reasonable and necessary, including maintenance and repair, with a view to ensuring the comfort of rental guests and the maintenance of brand standards. You will be required to maintain a minimum balance in your Owner’s Account of US$2000 for this purpose. All maintenance and replacements will be your obligation and will be billed to the Owner’s Account, based on the Service Fee schedule below, as determined by The Crane from time to time, and shown on your monthly statement. The Crane will request authorization prior to incurring any maintenance or replacement exceeding the limits of the Owner’s Account.

RESIDENCE SERVICE FEES 

Residence Service Fees consist of metered utility charges and all costs associated with maintenance of your Residence through The Crane’s property management service. All services should be booked in advance through Owner Services, except for in an emergency circumstance. All fees below will be the Owner’s sole expense, will be deducted from your prefunded Owner's account, and reported monthly. All fees below are subject to change at any time based on the actual cost of operations.

Housekeeping*

Based on residence type and housekeeping service rendered (arrival, occupied or departure).

Engineering/Maintenance 

US$25 per hour/part thereof 

IT Services 

As required

SERVICE SCHEDULES TO MAINTAIN RESORT STANDARDS: 
A/C Servicing 

Once per quarter  
US$75 per service 

Pest Control

Once every two months, unless required sooner
If an external service needs to be called in, only if absolutely required, the Owner will be notified and billed accordingly.  
US$75/service 

*Daily Housekeeping is the resort standard for rental guests through The Crane and will be billed to the Owner accordingly. The average service time for a Residence varies by size of accommodation and its condition after a guest departure.

Note: *As Park 6 and 7 Residences are not on a separate, metered electricity and water system, there is an estimated charge for these expenses that will be billed to all Owners monthly. This is based on the Residence’s share of typical usage costs in the Park Residences.
